2012 Building Code Changes North Carolina | Durham County Real ...

All homes built North Carolina are constructed according to a thick book of building codes.

The codes cover all aspects of building including electrical, mechanical, and structural. The building code is updated every few years. In NC 2012 is the latest year the building code has had a major update.

Here are few things to keep in mind about building codes if you own a home or are buying a home in North Carolina:

1) Building Codes:? New homes have to meet all current building codes. The code applies to all residential properties including homes, townhomes, and condominiums.

2) Notification:? The purpose of getting a permit is to notify the city or county that you are doing work so it can be inspected to be sure it is meeting building codes.

3) Private Home Inspector:? Private home inspectors hired by the buyer or seller may not know the codes from the time the house was constructed. Some findings by private home inspectors may include items that are in the new code book but were not code requirements when the home was constructed.

4) City / County Inspector:? When a house is sold in NC, the homeowner is not required to bring the house up to current building codes. It must meet the building codes from the time the house was constructed. A private home inspector is different than the city or county inspector.

5) Renovations:? If you renovate your home, finish the attic or basement, the changes to that area must make the area meet current building codes. For example if you renovate your kitchen, the electrical will need to be updated for the entire kitchen to meet new building codes.
